By ensuring that every aspect of a property’s performance is closely monitored and addressed, we minimise risk and maximise returns on each of our client’s investments by undertaking the following functions:

Property Inspections +
We conduct property inspections 30 Days after the beginning of the lease and every 6
months from then, as per the act. Our inspections include reporting and rectification of any
repair/maintenance items requiring attention.

Arrears Management +
We implement a strict Zero-Tolerance Arrears Management Procedure in order to ensure
you are getting the returns of your investment regularly and on time. Arrears will be proactively
followed up and reported on as required.

Tenancy Meetings +
Tenancy meetings can be a very useful tool to ensure tenant satisfaction remains at
high levels. While conducting property inspections, we meet with the tenants and discuss any issues that
need attending to. The biggest asset in any building is its tenants.

Compliance +
We regularly train our managers in order to stay current in regard to compliance
requirements of the property. We will ensure your property remains up to standard.

Inspection Management Reports +
We tailor and amend our reports to ensure they meet our clients’ requirements.

Owner's Portal +
You will be provided access to the owner’s portal in order to view the status of your
property and any information.

Invoice Management +
We are highly experienced in managing our clients' invoices and financial records
regarding their investment. This ensures invoices are paid on time.

Administration +
Record-keeping, organising financial statements, key management and access to the
property will all be organised by us.

Rent & Bond Collection +
We collect your rent every week and can distribute funds monthly or mid-monthly.

Rental Appraisal +
Our Property Managers use a combination of their experience and some of the most
advanced research tools on the market in order to ensure your investment is marketed at its highest
potential.

Tenant Screening +
We employ a rigorous Tenant Screening Procedure in order to minimise risk and secure a
high-quality tenant for your investment. A combination of reference checks, tenancy database searches
and employment confirmation are used to assess and evaluate each applicant.

Rent Reviews +
We have a well-defined procedure for ensuring rent reviews are all dealt with in a
timely manner as per the regulatory Act. To ensure you are getting the most from your investment.

Detailed Ingoing Condition Report +
A detailed ICR will be completed by your Property Manager prior to the tenants
beginning their lease. This aids in ensuring the tenants will maintain the property to the standard it
was in prior to entry.

Regular Open Homes +
Our Property Managers will regularly open the property to ensure we find the best
tenant for your investment property.

Maintenance Management +
We have a dedicated Property Management email address and phone number that our tenants
use to alert our team to onsite issues. We have a wide variety of contractors in various locations on
our register that can attend to any issue. Prior to a Contractor being added to our approved contractor
list, we ensure that they have appropriate insurance cover and compliance documentation in place.

Feedback and Regular Communication +
During the leasing process you will receive regular updates after each open home to
advise you on the performance of your property.

Lease Preparation +
We prepare secure leases supported by the appropriate legislation in order to protect
your investment.

After Hours Call Outs +
For all after hours call outs and emergencies, your Property Manager will be available
to attend to all matters when required.
